BW Plot 16 includes BW Eden (T1), BW Nika (T2), BW Thalia (T3) and BW Iris (T4) and is a modern residential-business complex strategically positioned along Woodrow Wilson Boulevard. The complex consists of four free-standing towers, each of which has a recognizable architectural identity. The upper floors are intended for housing, while the ground floor contains retail, catering and service facilities, which creates a balanced urban environment. In the heart of the complex is the Apollo Sports Center with an indoor pool, a modern fitness and spa center, a cafe and programs for children. Its contemporary mesh facade envelops a compact cubic form elevated above the underground garage, giving the complex a strong visual identity.
The NBC Univerzing team was involved in providing project management and supervision services. NBC’s engagement began with critical preparatory work, including UXO detection, excavation and construction of deep foundations, laying a solid foundation for the successful delivery of the project. As construction progressed, NBC continued to lead and support the project across all disciplines – constructional, architectural and MEP – ensuring quality, safety and efficiency at every stage. Our role has expanded far beyond traditional project management to include FIDIC engineer services, construction and design management, full construction supervision, health and safety coordination, tenant coordination and comprehensive cost control. This included managing multiple tendering processes for interim amounts, maintaining tight budget control, advising on claims and proactively resolving contractual challenges.
